This LAND RESOURCE GUIDE was written and compiled to  be of Service to Humanity. …providing knowledge and  resources for further information to assist people in KNOWING their OPTIONS they have for BETTER CHOICES in their Life to a better quality Earth,  and thus a better quality Life! …to open to  really Living LOVE …Unconditioned …and Prospering in Life as a result!!! …For LOVE always returns more than is given out.

THE SHORTER STORY   {for THE LONGER STORY scroll down below the black swans}

Allow me to explain a bit…  A little over a year ago, in the Spring of 2010, I was asked by a Friend to consult for her on a community property that had been  “offered to her first!”  It is a grand piece with a whole village for sale on a river in Europe….

…Due to my career of 30+ years in this field of working with various aspects of Land and its potentials, and in the process of working with the Land Man’s claims and suppositions, I instinctively knew that something was not quite right…

…The short story is that, within 3 weeks of beginning information gathering, and also ‘the lack of info’ to very necessary questions, my recommendation was to scrap the project unless documentation could be obtained for various validations, and assessments as to substance, truth and accuracy…

…Having other commitments at the time, I was unable to personally do the investigative info gathering in Europe.  It was in detailing this needed decision-making info to the “Land Man” that the concept came to me…

“Why teach only him how to do this?

Make this process along with my career learnings and knowings available for all !!!”

Therefore, this Guide is now offered as a gift of my Heart to all those involved in Land purchases of any type, for any use, with or without current structures/ buildings…. …This is informative no matter what your positioning is with the Land….

…We choose to assist both “Seekers” and “Owners” in arranging a suitable marriage for the “MotherLand”.

Allow me to explain a bit…  A little over a year ago, in the Spring of 2010, I was asked by a Friend to consult for her on a community property that had been  “offered to her first!”  It is a grand piece with a whole village for sale on a river in Europe.

Before it was offered to the next person on “open market”, the “Land Man” she had been working with for 4 years had a ‘hot property’ for her that he claimed to have tied up with an “option”.   After 30 days “free look”,  her Group would have to begin making option payments to him for continuing their investigation(s) before purchase.

Due to my career of 30+ years in this field of working with various aspects of Land and its potentials, and in the process of working with the Land Man’s claims and suppositions, I instinctively knew that something was not quite right.

It looked good, but was it “THE ONE”, or only “workable” …or a pass-over? {No pun intended.} Therefore, I began to fill his plate with  “Questions we Needed to KNOW the Answers to…” in order for him to Find the Answers To.  As an optionee claiming to have option rights from Seller, he was now to sell his “option to purchase” to her, his friend.

The short story is that, within 3 weeks of beginning information gathering, and also ‘the lack of info’ to very necessary questions, my recommendation was to scrap the project unless documentation could be obtained for various validations, and assessments as to substance, truth and accuracy.

My Friend’s Group was giving feedback that I was calling for far too much information in too short of time from the Land Man, who had been defending his position for not producing documents and info.  My response was that I was only asking of him the things that I normally do in my professional Land investigations BEFORE I would take a project/property to potential Buyers. Hence was my success in projects and processes moving along quickly to closing on a purchase; with the Buyer knowing, in timely manner, if and how the property fit their needs…     …or did NOT fit their needs; so they could conserve their time, energy, emotions, and money, by passing on the Land, if indicators led them to that decision.

By knowing a clearer picture of the benefits offered, challenges faced, and risks at stake, early, the Group saved more than the monthly option payments. They saved thousands of dollars in engineering, legal, financing, title work, and other research expenses had they moved into the option and/or purchased the property and later finding the project did not work for them.  MOST OF ALL, THEY SAVED BUYING A PROPERTY THAT WOULD NOT WORK FOR THEM, LONG TERM.

The Group decided, that on the lack of sufficient information and questionable areas unable to be resolved for the Group’s specific uses, they would not enter an option with him.  Although they did continue to ask for the added info for the next month or 2 before coming to the conclusion themselves to pass on this “dream property”, that was NOT able to meet their most basic requirements.  The documentation for answers has not come forth as of this writing, beyond14 months later, and the project is still unsold.

Therefore, this Guide is now offered as a gift of my Heart to all those involved in Land purchases of any type, for any use, with or without current structures/ buildings. As the Guide progressed, I realized that the information contained herein goes far beyond the needs of just a Buyer  …hence the name evolved from Land Buyers Resource Guide to Land Resource Guide.  This is informative no matter what your positioning is with the Land.

I remain available for consultation with these method(s) in assisting potential “Buyer’s” and “Seller’s” toward their Dreams.  My Heart is in assisting “Sellers” to find those who choose to be new “Stewards” or “Guardians” of the Land.  My Heart is also in assisting new “Stewards” or “Guardians” of the Land the best Land and location for their situation. All this is done in the spirituality of the Earth Honoring Indigenous Peoples and legal constraints of today’s world, emerging to our new Earth.
